In-depth guide

The complete guide to house removals in the UK

What does a professional house removal include?

A professional house removal is more than a van and two strong people. With Friends Logists UK, a full house move covers planning, protecting, loading, transporting and unloading everything in your home — and, if you choose, packing, dismantling furniture and storage as well. The aim is simple: you hand over the keys to your old home and your belongings are waiting, safe and in the right rooms, at your new one.

Every house removal we carry out follows the same core stages:

  • Survey and planning — we assess the volume of your belongings, access at both properties and any specialist items, then plan the right vehicle, crew size and timings.
  • Protection — furniture is wrapped in blankets and covers, mattresses are bagged, and we protect floors, doorframes and banisters where needed.
  • Dismantling — beds, wardrobes and tables that won't fit through doors are taken apart, with fittings bagged and labelled.
  • Loading and transport — items are loaded in a planned order and secured with straps so nothing shifts on the road.
  • Unloading and placement — furniture goes into the rooms you choose, boxes are placed by room label and anything we dismantled is rebuilt.

How much does a house removal cost in the UK?

There is no honest single price for a house removal, because every home and every journey is different. Instead of an hourly meter, we give you a free, fixed written quote based on the details of your move. These are the factors that make the biggest difference:

FactorWhy it affects the price
Volume of belongingsMore furniture and boxes means a larger vehicle, more movers and more time loading.
DistanceLocal moves are usually completed in a day; long distance moves add driving time and fuel.
AccessFlights of stairs, lifts, long walks from the van and narrow streets all add time.
PackingA full packing service adds labour and materials, but saves you days of work.
Date and dayFridays, month-ends and school holidays are busiest. Flexible or mid-week dates can cost less.
Specialist itemsPianos, large American fridge-freezers, gym equipment and antiques may need extra handling.
StorageIf your dates don't line up, storage between properties is priced separately.

The best way to get an accurate price is to tell us as much as possible — or send photos or a short video of each room. Request your free quote here.

How to prepare for your house move

Four to eight weeks before

Book your removal company as soon as you have a likely completion date. Declutter room by room: anything you don't move is something you don't pay to move. Start using up frozen food and cupboard stock, and decide whether you need our packing service or would rather pack yourself.

Two weeks before

Confirm your date and arrival time with us, arrange post redirection with Royal Mail, and tell utility providers, your council and your bank you're moving. Check parking at both properties — if there's nowhere for a large van to stop, let us know so we can plan around it.

The week of your move

Pack everything except daily essentials, label every box with its room, and defrost the freezer at least 24 hours before moving day. Keep important documents, medication, chargers and valuables with you rather than in the van.

On moving day

Walk through each room with our team leader, point out fragile or special items, and confirm anything that isn't coming with you. Take meter readings and photos, then do a last check of lofts, sheds and cupboards before you leave.

Completion day: how we work around key release

In England and Wales, keys on completion day are often not released until late morning or early afternoon, once funds have moved between solicitors. We plan for this. Many customers choose to have everything loaded the day before or early on completion day, so the van is ready to go the moment you have the keys. If completion is delayed, we can hold your belongings securely in storage until you're ready.

House removals from flats, terraces and family homes

West Yorkshire has every type of property — city-centre apartments with lift bookings, Victorian stone terraces with steep steps, new-build estates and rural cottages down narrow lanes. Our experience across Bradford, Leeds, Halifax and Huddersfield means we plan for access issues before moving day, not on it. For moves further afield, our long distance UK removals service takes your home anywhere in the UK.

Why choose Friends Logists UK for your house removal?

We're a Bradford-based removals company with a simple promise: careful handling, clear fixed prices and friendly people from your first call to the last box. Every move includes insurance cover of up to £25,000, and you'll deal with the same team throughout — no call centres and no surprises on the day.

FAQs

House Removals FAQs

How much does a house removal cost?

The price depends on the size of your home, how far you're moving, access at both properties and whether you need packing or storage. We provide a free, fixed written quote so you know the full cost up front.

How long does a house move take?

Most one- to two-bedroom local moves are completed within a day, and larger homes may take a full day or more, especially if packing is included. We'll give you a realistic timeline with your quote.

Do you dismantle and reassemble furniture?

Yes. We can dismantle beds, wardrobes and tables before the move and reassemble them at your new home.

What if my completion is delayed?

Chain delays happen. Talk to us as early as possible — we'll try to rearrange your date, and we can hold your belongings in storage if keys aren't released on time.

Is there anything you can't move?

For safety we can't transport hazardous items such as gas bottles, paint thinners, fuel or fireworks. We'll give you a full list when you book.

How many movers will I need for a house move?

Most one- and two-bedroom homes need two or three movers; larger homes usually need three or four. We recommend the right crew size in your quote so the move is efficient without paying for people you don't need.

Should I empty drawers before the move?

Lightweight items such as clothes can often stay in sturdy drawers, but heavy, fragile or loose items should be packed in boxes. We'll advise on specific pieces of furniture when we survey your home.

Can you move large items like American fridge-freezers and pianos?

Yes, we move large appliances and heavy furniture regularly. Please mention them when you request a quote so we can bring the right equipment and crew. Specialist items such as pianos may require additional handling.

Do I need to be at the property during the move?

Someone should be present at the start and end of the move to show us what's going and where it should go. If you can't be there, a trusted friend or family member can act for you.
